Project Overview

SMART Balustrades was appointed by Glass Divide (Midlands) to design, manufacture, supply and install bespoke structural glass balustrade and handrail systems at Kingmaker Court in Warwickshire, a modern commercial office development designed to provide high-quality workspace environments with a strong emphasis on contemporary architectural detailing.

Working alongside Intex Projects, the scheme required the integration of minimalist internal balustrade systems capable of complementing the clean, modern interior aesthetic while maintaining full compliance with commercial office safety standards and building regulations.

The project centred around the installation of bespoke structural glass balustrades to the internal staircase areas alongside coordinated wall-fixed handrail systems, creating visually open circulation spaces that enhanced both functionality and the overall user experience within the building.

Commercial office environments increasingly demand a balance between architectural appearance, durability and compliance. Scope of Works

SMART Balustrades was responsible for the supply and installation of bespoke internal structural glass balustrade systems and wall-fixed handrails throughout the staircase areas at Kingmaker Court.

Structural Glass Balustrade Systems

The principal scope involved the installation of a bespoke structural glass balustrade system to the internal staircase.

The system comprised:

  • 50mm diameter powder-coated black glass adaptors
  • 21.5mm clear toughened laminated glass panels
  • Slotted circular 42mm diameter powder-coated black capping rail
  • Balustrade heights ranging from 900mm to 1100mm
  • Designed to achieve 0.74kN loading requirements

The black powder-coated detailing provided a striking contrast against the surrounding finishes, helping create a refined and contemporary aesthetic aligned with the wider interior design concept.

The combination of structural glass panels and discreet fixing arrangements also ensured the staircase maintained a clean, minimalist appearance without compromising safety or compliance.

Wall-Fixed Handrail Systems

SMART Balustrades additionally supplied and installed coordinated wall-fixed handrail systems throughout the internal staircase areas.

The systems incorporated:

  • Circular powder-coated black handrails
  • 42mm diameter tubular profile
  • Matching powder-coated wall rail brackets
  • Minimalist bracket detailing without cover roses

The wall-fixed handrails were carefully coordinated with the structural glass balustrades to ensure consistency across all staircase elements while maintaining a robust and durable solution suitable for a commercial office environment.

Transformation of an Existing Staircase

Rather than installing onto a new staircase, SMART Balustrades was tasked with completely upgrading an existing internal feature staircase within the office development.

The original guarding consisted of a traditional fabricated stainless steel horizontal midrail system complete with timber handrails. While functional, the existing balustrade created a visually heavier appearance that restricted views across the impressive atrium space and no longer reflected the contemporary design vision for the refurbishment.

Working closely with Glass Divide (Midlands) and Intex Projects, SMART Balustrades carefully coordinated the removal of the existing system before installing a bespoke structural glass solution.

The result completely transformed the staircase, replacing solid horizontal lines with large uninterrupted glass panels that maximise natural light, improve visibility throughout the building and create a far more refined architectural statement.

Compliance and Technical Considerations

Commercial office developments require balustrade and handrail systems that not only deliver visually but also comply fully with current building regulations, safety standards and long-term operational requirements.

At Kingmaker Court, one of the primary considerations involved achieving the desired frameless glass aesthetic while ensuring the systems met the required 0.74kN loading criteria for office applications.

The use of 21.5mm toughened laminated glass was critical in achieving both structural performance and safety compliance. Laminated glass construction provides additional security and retention benefits, ensuring the panel remains intact even in the unlikely event of breakage. This is particularly important within commercial circulation areas where occupant safety remains a priority.

The project also required careful consideration around fixing methods, tolerances and alignment. Structural glass balustrade systems demand a high level of installation precision to maintain consistent sightlines and ensure a clean visual finish throughout the staircase.

The black powder-coated adaptors, capping rails and handrails also required close coordination to ensure colour consistency and finish quality across all elements. Attention to detail during manufacture and installation was essential in delivering the sharp architectural appearance intended by the design team.

Another important consideration involved maintaining openness and natural light within the staircase environment. Traditional post-and-rail systems can often visually interrupt internal spaces, whereas the frameless structural glass solution helped create a lighter, more connected environment that enhanced the overall feel of the office interior.

Coordination with surrounding trades and finishes was also carefully managed throughout the project to ensure interfaces with flooring, wall finishes and staircase structures were completed accurately and efficiently.

Delivery and Installation

Delivering the installation within a live commercial refurbishment required detailed planning and close coordination between SMART Balustrades, Glass Divide (Midlands), Intex Projects and the wider site team.

Before the new systems could be installed, the original stainless steel fabricated balustrade with timber handrail had to be carefully removed without causing damage to the surrounding staircase finishes or structural elements. This required the installation programme to be carefully sequenced to minimise disruption while preparing the staircase for its new structural glass system.

Due to the height of the central atrium and the scale of the staircase, specialist scissor lifts were used throughout the installation to provide safe access to all working areas. Working at height required careful planning, particularly when manoeuvring and positioning the large 21.5mm laminated glass panels into place.

Throughout the installation, particular attention was given to:

  • Safe removal of the existing balustrade system 
  • Working safely at height using specialist scissor lifts 
  • Accurate positioning of structural glass panels 
  • Maintaining consistent sightlines throughout the staircase 
  • Protecting powder-coated finishes during installation 
  • Coordinating works with surrounding trades
