Project Overview

Escapade Silverstone is one of the most distinctive hospitality and residential developments in the UK, located directly beside the world-famous Silverstone Circuit. Designed as a premium motorsport destination, the development offers luxury accommodation with uninterrupted views across the iconic Formula 1 track.

SMART Balustrades was proud to play a key role in bringing this high-profile project to life. Working in partnership with leading main contractor HG Construction and the award-winning design team at Twelve Architects, our team delivered one of the largest balustrade packages we have undertaken to date.

Across the development, SMART Balustrades supplied and installed over 900 metres of structural glass balustrade systems, providing safe, durable and visually striking edge protection for the luxury villas and residential buildings within the scheme.

The project required the integration of high-performance balustrade systems that would complement the modern architectural vision of the development while maintaining the highest standards of safety and durability in an exposed external environment.

Our Scope of Work

  • 320 metres of external terraced glass balustrades installed across multiple residential villas
  • 580 metres of external decking balustrades serving the main residential building

Each system was carefully designed to maintain the clean architectural lines of the development while ensuring the durability and structural performance required for a project of this scale.

Escapade Silverstone represents an exciting and ambitious concept, combining luxury living with an immersive motorsport experience. Positioned directly trackside at Silverstone Circuit, the development allows guests and residents to experience the atmosphere of the circuit from private terraces and viewing areas.

For SMART Balustrades, this project provided the opportunity to demonstrate our expertise in delivering large-scale structural glass balustrade installations within a complex construction environment.

Challenges

Delivering over 900 metres of structural glass balustrades across a prestigious and architecturally driven development inevitably presents a number of technical and logistical challenges. From design coordination through to installation sequencing, careful planning was required to ensure that the balustrade systems integrated seamlessly with the wider construction programme.

 

Preserving Architectural Vision

One of the most important requirements for the balustrade systems was maintaining uninterrupted views across the Silverstone Circuit.

The development was designed to maximise the unique trackside location, meaning the balustrades needed to provide safety and compliance while remaining as visually minimal as possible.

Traditional balustrade systems with bulky posts or framing would have compromised the architectural aesthetic and obstructed views from terraces and decking areas. Instead, a structural glass balustrade solution was required to maintain a sleek, contemporary appearance while ensuring full compliance with the required structural loadings. The system also needed to integrate smoothly with the building’s architectural detailing, including terrace edges, balcony structures and external decking areas.

Large Project Scale

With more than 900 metres of balustrade systems required across the site, scale was another key challenge.

Projects of this size demand careful coordination between fabrication, delivery and installation teams. Materials must be manufactured and delivered in stages to align with the construction programme while ensuring quality and consistency across the entire installation.

SMART Balustrades worked closely with the contractor’s site team to coordinate installation phases across multiple buildings and villas, ensuring that our works progressed smoothly alongside other trades.

 

External Environmental Conditions

The exposed location of the development also required careful consideration of materials and finishes. External balustrade systems must withstand a range of environmental conditions, including wind exposure, rainfall and long-term wear.

To ensure durability and longevity, stainless steel components were specified in appropriate grades and finishes to provide resistance against corrosion while maintaining the premium appearance expected for a luxury development.

 

Programme Coordination

Another important consideration was aligning our work with the wider construction programme.

Balustrade installations typically occur towards the later stages of a build, meaning they must be delivered efficiently and without delay to avoid impacting project completion timelines.

SMART Balustrades coordinated closely with the contractor’s project management team to ensure that deliveries and installations were scheduled precisely to meet programme requirements.

Execution and Solutions

 

SMART Balustrades delivered the Escapade Silverstone package using our SMART professional structural glass balustrade system, designed to provide a combination of strength, durability and refined aesthetics.

This system allowed the design team to achieve the minimal visual profile required for the project while delivering robust edge protection suitable for residential environments.

The system installed across the development comprised:

Continuous aluminium top-mounted base track (maximum 5m lengths)

21.5mm clear toughened laminated glass panels

42mm diameter slotted satin brushed stainless steel capping rail

Overall height of 1200mm (1100mm finished floor level)

Designed to meet 0.74kN loading requirements

Precision Fabrication

All balustrade components were fabricated to precise specifications to ensure consistency across the entire installation. The use of laminated structural glass panels ensured both strength and safety, while the continuous base track system provided a clean and unobtrusive fixing method that complements contemporary architectural design.

 

Material Selection for External Performance

Two variations of the system were used across the development.

In exposed areas, the balustrades incorporated grade 316 stainless steel capping rails, providing enhanced resistance to corrosion and ensuring long-term durability in external environments.

This attention to material selection helps ensure that the systems maintain their appearance and structural performance over time.

Coordinated Installation

The SMART Balustrades installation team worked closely with the contractor to deliver the installation efficiently across multiple phases of the build.

Installation required careful handling of large, laminated glass panels and precise alignment to maintain the clean visual lines required by the design.

Our experienced installers ensured that each section of balustrade was fitted accurately within the base track system before completing the installation with the stainless-steel capping rail.

The result is a continuous glass barrier that appears almost frameless, allowing residents and guests to enjoy uninterrupted views across the circuit and surrounding landscape.
